How it works
1. Read every agenda
Each morning we check 13 governments' agenda systems directly and add documents the owner downloads for Rutherford County and Murfreesboro. Agendas usually post 4 to 6 days before a meeting.
2. Extract and link
Each land-use item becomes a structured record: type, address, parcel, acreage, zoning from and to, applicant, units. Hearings of the same case are linked from planning commission to council, so you get about two months' notice before a final vote.
3. Alert
Paid alerts arrive daily or weekly with only the items that match your towns, types, minimum acreage and keywords, plus a CSV. Every item links to the official document.

How early do alerts arrive?
Agendas usually post 4 to 6 days before a planning commission meeting, and we check every morning. For rezonings and annexations that go on to a council, that is typically about two months before the final vote.
Do you show whether a request passed?
Only when the outcome is recorded in official minutes or an action record, and then with the date and a link. Agenda items and staff recommendations are shown as requests and recommendations, never as decisions.
Can I watch an address or a road?
Yes. Paid alerts take up to 10 keywords or addresses and match them against each item's title, address, parcel, project, applicant, use and zoning.
What does the free plan include?

Where does the data come from?
